No, you do not own the land but have a legal agreement to occupy the site at the Park. The land is owned and maintained by the resort.
Yes. Both the NAB and Commonwealth Banks lend up to 60% on these cabins, which is confirmation they approve of their value and lease arrangements have merit.
The annual occupation fee starts at $5,460 per annum, which is dependent on the location within the Park. Occupation fees are billed quarterly in advance.
Council rates, water, access to resort facilities and maintenance of all lawns, gardens and resort facilities.
Each unit owner pays for their own electricity, gas and insurance. It is a condition of occupancy that the unit and contents are fully insured. If the unit is a ‘leaseback unit’ you also pay cleaning fees and laundry of linen.
Minor repairs are covered by the resort (e.g. Light globes, a loose door handle, etc.), however any major repairs or upgrade of appliances is payable by you the unit owner.
When you buy your unit you can nominate up to eight people who are entitled to use your unit. Any extra overnight guests will be charged $20 per adult and $15 per child per night.
If your unit is a ‘leaseback unit’, yes, you must purchase the furniture package so that each unit’s furnishings are the same standard. If you are using your unit for your own use you do not have to purchase the furniture package.
Yes, if you decide to sell your unit, you can sell your unit and your site so long as the purchaser signs an Occupation Agreement. A commission of 3.5% of the sale price is payable to the resort owner on the sale. The resort owner will advertise the unit for sale at the resort reception and actively assist in the sale of the unit.
DC on the Lake is a holiday resort. As such each unit must be used for temporary accommodation and not permanent living.
